A charming 18th century, stone-built 2-bedroom ‘borgo’ house in in the popular village of Bugnara*
Just over 100 square metres, the house sleeps up to 6 and was fully renovated 10 years ago and is laid out over two floors in a sensible configuration.
On the ground floor there is a kitchen & dining area as well as the living room. The kitchen has a stylish, fully fitted and well-equipped kitchen with a hob, oven, fridge / freezer and a washing machine.
The two double bedrooms are on the first floor – each with their own ensuite bathroom. Both bedrooms enjoy views over the valley of olive groves and the mountains of the Selino Massif and the Valle Peligna.
There is also the possibility to sleep an additional 2 guests on camp beds downstairs.
The house has central heating throughout.
It’s situated on a quiet pedestrian side street within easy walking distance of all the village’s amenities and services.
There is space immediately outside the property for a small table and chairs or for parking. Additional parking is available just a few metres away.
There is also a large, as yet unrenovated, cantina storage area on the ground floor.
Except for a few small personal items, all furniture, fixtures & fittings would be included in the sale.
The house has recently been let on a long-term basis. If it were let on a week-by-week basis, via listings sites such as Airbnb, it would most likely fetch in the region of €450 per week for at least 12 weeks per year.
Bugnara is a village of a little over 1,000 permanent residents about 15 minutes in the car from the town of Sulmona. It’s at 580m above sea level and is one of the select group of ‘Borghi più belli d’Italia’ (the most beautiful villages in Italy). It’s a popular place for foreign buyers and there are a number of English-speaking permanent residents too.
It has a lively summer scene with a number of food festivals (sagre) themed on pecorino cheese and truffles plus a flower festival & all-night music event in early August. It has a post office, two small grocery shops, a pharmacy, a couple of bars and one new bistro / gastropub-style restaurant. The is also a doctor’s surgery.
It’s served by regular buses into Sulmona but is surrounded by farms and fields with tranquil places to walk and picnic. Dating back to the 6th century, Bugnara has a number of buildings and churches of historic interest including the now derelict 12th-century castle which overlooks the town.
