The house has 2 bedrooms and 2 bathrooms. The total floor area is about 95 square meters and is laid out over three floors.

On the ground floor there is a spacious study (also used as a third bedroom), a bathroom with a shower, and a utility room housing the laundry and the boiler. 
The staircase which leads to the first floor is made from recycled wood and was custom made by an Italian designer.

On the first floor are the interconnecting kitchen / diner and the living room – both dual aspect.
The second staircase leads up to the bedrooms and is made from the original, local Majella stone.

On the second floor there are two dual-aspect bedrooms and a second bathroom with a shower.

The house was built in about 1915 and was completely renovated in 2011/2012 with a focus on seismic strengthening and energy efficiency. All floors and fixtures are new.
The roof is also new and is made of laminated wood with a ventilated structure. The heating is via an underfloor system, fuelled by a pellet boiler. There is also a solar thermal system for heating water, which works generally from April until the beginning of October with no need to switch on the boiler.

The dual aspect kitchen is made by the Italian designer ‘Lube’ and is equipped with an induction hob, a dishwasher, an oven and an integrated Smeg house.

The external renovations have respected the typical, local architecture as much as possible. The walls have been painted with the original colours and the Majella stone on the ground floor has been left exposed.

Anti-seismic work including strengthening rods, wire mesh in the ceilings and corner reinforcements are present on all three floors of the property.

Introdacqua – one of the most beautiful villages in Italy – is home to a large community of foreigners, mostly Americans and British. It has a range of amenities including shops, bars, restaurants, a pharmacy, a post office and an elementary school. The village itself is a pleasant 10-minute walk from the house. The town of Sulmona is 5 km by car and is also linked by a regular bus service.

The quiet hamlet of Santa Maria Frascati is a cluster of 10 houses. The community is friendly and both respectful and protective of newcomers. Half of the houses are second homes belonging to those from Rome, for example, who come to enjoy the countryside at the weekend including the nearby skiing at Roccaraso or the lake at Scanno in the summer.

The house has been decorated and furnished with respect for the traditional Abruzzese country vernacular but with all of the modern conveniences and features required by a foreign buyer.

The property is available for sale together with a separate but adjacent structure, now hosting two parking spots. This second property requires building from scratch but could eventually provide additional, connecting accommodation on the first and second floors plus a garage – in total up to a further 80 square metres of usable space.
